The RESNET HERS Index is the industry standard by which a homes energy efficiency is measured. The HERS or Home Energy Rating System was developed by RESNET and is the nationally recognized system for inspecting and calculating a homes energy performance. This is a measurable feature of your homes and a value that the home buyer can physically receive in return when they purchase a HERS rated home. HERS Rating is a benchmark of the energy efficiency of a home. This is a nationally recognized energy index that can be used to distinguish the energy efficiency of one home over another. The demand for energy efficient homes is growing and particularly appealing to those looking to stretch their budgets or those on fixed incomes. Home buyers are increasingly aware of the energy performance of their homes and realize that monthly utility bills are just a fact of life and like most people, would probably prefer to keep more of that money in their bank account. The increased value and benefit of energy efficient homes is demanding a higher resale price due to the lower operating costs and increased comfort.

The HERS Index Score is like a homes MPG (miles-per-gallon) sticker it allows consumers to see at a glance how energy efficient a home is. This is a major advantage when comparison-shopping for homes, as buyers can better understand which ones are more affordable. After all, paying the monthly mortgage is not the only cost when buying a house!

The U.S Department of Energy has determined that a standard newly built home that conforms to the energy code generates a score of 100 on the HERS Index. This is used as the benchmark for assessing a homes energy performance. By contrast, a typical resale home in the U.S. scores on average of 130, making it 30% less energy efficient than the new home. The lower the HERS score, the more efficient the home is.
